For investors and professionals
Property analysis at desk scale
Doorvia Intelligence is for people who analyse many properties, not one. Save and revisit reports, run analysis across a whole shortlist, look at area price behaviour rather than a single listing, and export what you need for your own model.
Removes daily analysis limits and unlocks saved reports and export.
- Saved analysis reports
- Unlimited
- Export from your desk
- CSV
- Ontario cities and towns
- 111
Consumer tools break at the tenth property
One listing at a time is fine for a homebuyer. If you underwrite twenty properties a week, you need the analysis saved, comparable, exportable, and honest about what it is based on — not a fresh estimate that changes without explanation.
- Daily limits on estimates and analysis
- No history — yesterday's read is gone
- No way to get numbers into a spreadsheet
- Area context only available one listing at a time
What you get
Everything below is part of Doorvia Intelligence — no add-ons, no per-report charges.
The analysis desk
A working surface for many properties at once.
Saved reports
Save any property's analysis to your desk. Each report keeps its score, value range, verdict and the comparable set behind it.
No daily cap
The free plan allows a handful of analyses a day. Intelligence removes the cap entirely.
Overpricing analysis
The gap between asking price and the comparable range, in dollars and percent, on any active listing.
Re-run and compare
Refresh a saved report against the current feed and see how the range and competition have moved.
Market and area data
Context beyond a single address.
Area price behaviour
Active counts, median asking price and price per square foot by city and community, alongside how long listings are sitting.
Competition depth
How many comparable homes are competing with a property right now in the same community and price band.
Feed freshness
Every figure carries the time it was refreshed, so you know how current the read is.
Yield and cap-rate tools
Rent estimate, gross and net yield, cap rate and break-even rent using Canadian semi-annual compounding.
Getting data out
Intelligence is meant to feed your own work.
CSV export
Export your saved reports and their comparable sets for your own model or client deck.
Shareable evidence
Each report shows the exact listings used, with brokerage attribution, so your conclusion is checkable.
Priority data access
Intelligence accounts get first access to new analysis surfaces as they ship.
How it works
- 1
Subscribe and open the desk
Intelligence unlocks on your existing Doorvia sign-in — no separate tool.
- 2
Build a shortlist
Search, filter and save the analysis for each property you're considering.
- 3
Underwrite
Add purchase assumptions, rate, amortisation and vacancy to get cash flow, cap rate and break-even rent.
- 4
Export and decide
Pull the shortlist and its comparables out as CSV, or share the evidence view.
A good fit if…
- Active investors screening many properties
- Appraisers, planners and analysts who need area context
- Mortgage and finance professionals sanity-checking values
- Anyone who needs analysis history rather than a one-off estimate
Probably not for you if…
- Buyers looking at a handful of homes — the free plan covers that
- Agents who mainly need leads and client tools — that's Doorvia Pro
What this doesn't do
We'd rather tell you now than have you find out after paying.
- No sold-price data: the licensed CREA feed carries active listings, so all valuations are comparable-based estimates.
- Estimates are not appraisals and should not be relied on for lending decisions.
- Floor area is missing on some listings, which widens the range on those properties.
Questions
Is this an appraisal?
No. It is a transparent estimate from active comparable listings, with the comparables shown. An appraisal is a licensed opinion of value.
Can I analyse rentals?
Yes, where the feed carries rental listings. Rent estimates otherwise widen the bedroom range and say so.
Do you cover outside Ontario?
Not yet. Coverage today is Ontario — 111 cities and towns and over 1,100 communities.
Where does the data come from?
Doorvia works from the MLS® System through a licensed CREA data agreement. Estimates are built from active comparable listings, not sold prices, and every number shows the homes it came from.
