For property investors
Know the cash flow before you book the showing
Doorvia Investor turns a listing into a deal sheet: rent estimate, mortgage payment on Canadian terms, monthly cash flow, cap rate, cash-on-cash return and the rent you'd need to break even. Save the ones worth a second look and let alerts bring you new ones.

A listing page never tells you whether the numbers work
Asking price, beds and photos say nothing about whether a property carries itself. Working it out means a spreadsheet per property, a guess at market rent, and a mortgage payment most calculators get wrong because they use American monthly compounding.
- A new spreadsheet for every property
- Rent guessed from memory
- Mortgage maths that ignores Canadian semi-annual compounding
- No record of the deals you already passed on and why
What you get
Everything below is part of Doorvia Investor — no add-ons, no per-report charges.
Underwriting
The maths, done properly, on the actual listing.
Canadian mortgage payment
Semi-annual compounding, your down payment, rate and amortisation — defaults of 20%, 5% and 25 years that you can change per deal.
Monthly cash flow
Rent estimate less mortgage, taxes, insurance, condo fees, vacancy allowance and management, with each input visible and editable.
Cap rate and cash-on-cash
Net operating income over purchase price, and annual cash flow over the cash you actually put in.
Break-even rent
The monthly rent this property needs to cover itself, so you know how much room the assumption has.
Finding candidates
Deal flow instead of scrolling.
Doorvia Score on every listing
Price position, competition and days on market, so you can see which homes are priced softly before you underwrite them.
Saved investor searches with alerts
Save the criteria that fit your strategy and get told when something new in the feed matches.
Compare up to eight
Side-by-side price, size, cost estimate and score across a shortlist.
Rent estimates
Estimated market rent from comparable rental listings where available, with the bedroom range widened and disclosed when the feed is thin.
Keeping track
The deals you looked at are worth as much as the ones you bought.
Deal notebook
Every underwritten deal saved with its assumptions and outcome, so you can revisit the logic months later.
Portfolio totals
Capital invested, combined monthly cash flow and average cap rate across your saved deals.
Notes and shortlists
Why you passed, what needed work, what you'd pay instead.
How it works
- 1
Set your buy box
Save searches for the cities, price range, property types and bedroom counts your strategy needs.
- 2
Screen on Score
Use price position, competition and days on market to pick the listings worth the maths.
- 3
Underwrite the deal
Adjust down payment, rate, amortisation, taxes, fees and vacancy and read the cash flow, cap rate and break-even rent.
- 4
Save and watch
Keep the deal in your notebook, track portfolio totals and let alerts bring the next candidate.
A good fit if…
- First and second-property landlords in Ontario
- Investors who want the numbers before a showing
- Buyers weighing a rental against a primary residence
- Anyone tired of a spreadsheet per listing
Probably not for you if…
- Desk-scale analysts needing export and unlimited saved reports — that's Doorvia Intelligence
- Commercial and multi-residential underwriting, which is not covered today
What this doesn't do
We'd rather tell you now than have you find out after paying.
- Rent estimates depend on comparable rental listings in the feed and can be thin in smaller markets — the app tells you when.
- Estimates are not appraisals or lending advice; confirm taxes, condo fees and insurance before committing.
- Values come from active comparables, not sold prices.
Questions
Can I change the assumptions?
Yes — every input, per deal. Nothing is locked to a default.
Does it handle multi-unit?
Single-unit residential today. Multi-residential and commercial underwriting is not covered.
How does it differ from Intelligence?
Investor is deal-by-deal underwriting for your own portfolio. Intelligence adds unlimited saved reports, area data and CSV export for desk-scale work.
Where does the data come from?
Doorvia works from the MLS® System through a licensed CREA data agreement. Estimates are built from active comparable listings, not sold prices, and every number shows the homes it came from.
