City or suburb: how to compare a 416 home with a 905 home honestly
Doorvia Guides · May 16, 2026

Compare total monthly cost including commuting, land transfer tax and a second car - not just purchase price.
Buyers usually compare list prices, then discover the real difference at closing and in monthly life. A Toronto purchase carries the municipal land transfer tax as well as the provincial one. A suburban purchase often adds a second vehicle, more fuel, and either a longer drive or a monthly transit pass.
Build a full monthly comparison: mortgage payment, property tax, insurance, condo fee if any, utilities, transportation and childcare implications. Property tax rates differ meaningfully between municipalities.
Then price the intangibles honestly. Time spent commuting is the cost most people underestimate, and it is the one that compounds daily for years.
