GTA market update: what buyers are seeing this fall
Doorvia · September 13, 2026

Listing counts are up across the Greater Toronto Area while price growth stays flat, giving buyers more room to negotiate.
Inventory across the Greater Toronto Area has widened through late summer, and that shift is showing up in how long homes sit before they sell. Buyers who were competing in blind bidding wars last spring are now able to book second showings, ask for conditions, and negotiate on closing dates.
Condos remain the softest part of the market, especially newer one-bedroom suites downtown. Detached homes in established neighbourhoods continue to hold their value, with the strongest demand in areas near transit and good schools.
What this means if you are buying: get your financing pre-approval refreshed, then shortlist a handful of homes rather than chasing a single listing. If you are selling, price to the recent comparable sales in your pocket of the city rather than to last year's peak.
