Closing day, step by step
Doorvia Guides · May 6, 2026

Funds move between lawyers, the transfer registers electronically, and keys are released once registration completes.
On closing day your lender advances mortgage funds to your lawyer, who combines them with your down payment and pays the seller's lawyer. Land transfer tax is remitted, and the transfer and mortgage are registered electronically.
Keys are released once registration and funds are complete - which is why closings sometimes finish late in the afternoon rather than at 9 a.m.
To avoid delays: deliver your funds by the method your lawyer requests at least a day early, have home insurance effective on the closing date with your lender named, complete your final visit if your agreement allows one, and do not schedule movers for the morning of closing.
