Collingwood and Blue Mountains market update: a four-season recreation market
Doorvia Research · July 1, 2026

Ski hills, Georgian Bay and a growing year-round population create a market with strong seasonality.
Collingwood and the Town of the Blue Mountains run on recreation. Ski and golf seasons drive short-term accommodation demand, and many purchases are second homes or hybrid investment-and-use properties.
Year-round population has grown steadily, adding schools, healthcare and services and making full-time living more practical than it was a generation ago.
Buyers planning rental income must read municipal short-term accommodation licensing carefully - the rules here are specific and enforced. Condominium corporations may also restrict rentals independently of the municipality.
