Common element condos and POTL fees, explained
Doorvia Guides · July 27, 2026

Some freehold townhomes carry a monthly fee for shared roads and amenities through a parcel of tied land.
In a common element condominium, you own your house and lot in freehold, but you also own an interest in shared elements such as private roads, visitor parking or a park. Your lot is a parcel of tied land, or POTL, linked to that common element corporation.
The result looks like a freehold home with a modest monthly fee. That fee is real and it can rise, so treat it as part of your carrying cost.
Ask for the common element corporation's budget and reserve fund study just as you would for a regular condo, and confirm exactly which elements the corporation maintains and which are your responsibility.
