Financing a pre-construction purchase years in advance
Doorvia Guides · July 7, 2026

No lender guarantees a mortgage rate for three years, so your approval is confirmed close to final closing.
When you buy pre-construction, you are committing to a price today and arranging a mortgage years later. Lenders do not offer three-year rate holds, so full approval typically comes within a few months of final closing.
Two risks follow. Your circumstances may change - income, credit, other debts - and the lender's appraisal at final closing may come in below your purchase price, requiring you to bring the difference in cash.
Manage it by keeping your finances stable in the year before closing, avoiding new car loans or credit lines, keeping a cash cushion beyond your deposits, and asking your broker to review your file annually rather than waiting for the closing notice.
