Ontario first-time buyer rebates explained
Doorvia · September 4, 2026

Land transfer tax rebates in Ontario and Toronto can save first-time buyers thousands at closing. Here is how they work.
Every Ontario buyer pays provincial land transfer tax, and buyers in the City of Toronto pay a municipal land transfer tax on top of it. First-time buyers can claim a rebate against both.
The provincial rebate is worth up to $4,000, and the Toronto rebate is worth up to $4,475. To qualify you must be at least 18, never have owned a home anywhere in the world, and move in within nine months of closing.
Your lawyer usually claims the rebate at closing so the money comes straight off your final bill. Bring proof of first-time status to your first appointment so nothing gets missed.
