Market update: why GTA condo supply arrives in waves
Doorvia Research · August 1, 2026

Condo completions reflect sales decisions made three to five years earlier, which is why supply and demand rarely line up.
A condominium tower sells years before anyone moves in. Developers launch sales, reach a threshold, secure construction financing and then build - a process that commonly takes three to five years, sometimes longer.
That lag means completions arrive based on the market conditions of several years ago, not today's. When a group of towers registers in the same quarter, hundreds of similar suites can hit the resale and rental market at once.
For buyers, timing matters: purchasing resale during a heavy completion window in the same area usually means more choice and more negotiating room. For investors, it means checking what else is registering nearby before assuming a rent level.
