Kawartha Lakes market update: cottage country becomes year-round
Doorvia Research · July 7, 2026

More buyers are converting seasonal properties into permanent homes, which changes what matters in a purchase.
The City of Kawartha Lakes has shifted steadily from a seasonal market to a year-round one. Remote and hybrid work made a lakefront property with reliable internet a realistic primary residence for more households, and that demand now competes with traditional cottage buyers.
That shift raises the importance of practical items: four-season insulation, a year-round road allowance, well water quality, septic capacity and winter access.
Confirm shoreline road allowance ownership and any conservation authority permits affecting the property. In cottage markets, the paperwork often matters more than the finishes.
