Kingston market update: institutions keep demand steady
Doorvia Research · August 15, 2026

Queen's University, a large hospital network and public-sector employment give Kingston unusually consistent housing demand.
Kingston's housing market leans on institutions rather than cycles. Queen's University, St. Lawrence College, Kingston Health Sciences Centre and a significant public-sector presence keep both ownership and rental demand steady through most conditions.
Student rental housing near campus is its own submarket, with different pricing logic, licensing requirements and turnover than the family neighbourhoods in the west end or the historic limestone homes downtown.
Confirm rental licensing rules before counting on student income, and factor in the maintenance realities of Kingston's older heritage stock, which is beautiful but rarely cheap to modernise. Waterfront and near-downtown homes hold value particularly well.
