Can you rent out your unit during interim occupancy?
Doorvia Guides · June 22, 2026

Only if your agreement grants the right to lease during occupancy, and the developer usually charges for it.
Investors often plan to rent a new condominium during interim occupancy to offset the occupancy fee. Whether you can depends entirely on your purchase agreement. Many developers restrict leasing before final closing, and some permit it for a fee or with written consent.
If you have the right, remember the tenancy is a full residential tenancy under Ontario law. You will need the standard lease form, and the tenant's rights continue past final closing.
Confirm three things in writing before you sign: whether leasing during occupancy is permitted, any fee or consent process, and whether the developer requires the tenancy to end before final closing. Then align your HST rebate strategy with the plan.
