Markham market update: employment, schools and steady competition
Doorvia Research · July 28, 2026

A major technology employment base and strong school demand keep Markham's freehold market competitive.
Markham combines one of the largest suburban office and technology employment bases in Canada with school catchments that buyers actively shop for. Together those factors keep competition for freehold homes in Unionville, Berczy, Wismer and Cathedraltown persistent even in slower conditions.
Condo and townhome supply has grown considerably around Highway 7 and the Langstaff and Markham Centre areas, giving first-time buyers more options than a decade ago.
Research school boundaries directly with the school board rather than relying on listing copy, and compare the age and finish of homes carefully - Markham's subdivisions were built in tightly defined waves, and each wave has its own layout conventions.
