Market update: what MLS listing data can and cannot tell you
Doorvia Research · August 7, 2026

Active listing data shows supply and asking prices; knowing its limits keeps you from drawing the wrong conclusion.
Active MLS listing data is a real-time picture of supply: what is available, at what asking price, with what features, and how long it has been on the market. That is genuinely useful, and it is what Doorvia shows you.
It has limits. Asking prices are not sale prices, days-on-market resets when a listing is cancelled and relisted, and square footage in listing data is often estimated or missing entirely.
So use active data for what it does well: measuring competition, spotting price reductions, comparing asking prices per square foot within a neighbourhood, and tracking how quickly similar homes disappear. Treat any single number with normal caution.
