First-time buyer land transfer tax rebates in Ontario and Toronto
Doorvia Guides · September 6, 2026

Eligible first-time buyers can claim up to $4,000 provincially and up to $4,475 more in Toronto.
Ontario offers first-time buyers a land transfer tax refund of up to $4,000, and the City of Toronto offers a municipal rebate of up to $4,475 on top of it. Together they can remove most or all of the land transfer tax on a modest first purchase.
To qualify you must be at least 18, must never have owned a home or interest in a home anywhere in the world, and must occupy the property as your principal residence within nine months of closing. If your spouse has owned a home while you were spouses, that can affect eligibility.
Your lawyer normally claims the rebate at closing so it comes straight off your final statement of adjustments. Say you are a first-time buyer at your first appointment.
