Market update: population growth and housing demand in Ontario
Doorvia Research · July 20, 2026

Household formation, not raw population, determines how many homes a region needs.
Housing demand comes from household formation. Two adults sharing an apartment count as one household; when they separate into two units, demand rises without any population change.
That is why student cities, cities with many young adults and cities with high immigration intake see demand shifts that population totals alone do not explain. It is also why economic conditions matter: when carrying costs rise, household formation slows as people share space longer.
For buyers, the useful signal is local: how many active listings exist in your target neighbourhood and housing type, and how quickly they leave the market. That measures the balance you actually face.
