Market update: using price per square foot without fooling yourself
Doorvia Research · July 8, 2026

It is the fastest way to compare two similar homes and the easiest metric to misapply across property types.
Price per square foot is a normalising tool. Within one building, or across similar homes on the same few streets, it exposes overpricing quickly.
It breaks down across categories. A bungalow and a two-storey home of the same total area have very different land content. A condo's figure excludes the land entirely and ignores maintenance fees. Basement space is often counted inconsistently or not at all.
Use it inside a tight comparison set: same city, same property type, similar age, similar bedroom count. Then treat the result as one input beside condition, layout, parking, exposure and time on market.
