Durham Region market update: Oshawa, Whitby, Ajax and Pickering compared
Doorvia Research · August 9, 2026

Durham's largest municipalities sit on the same commuter corridor but price and behave differently.
Durham Region reads as one commuter belt on a map, but its western municipalities behave distinctly. Pickering and Ajax are closest to Toronto and price accordingly. Whitby sits in the middle with a large stock of 1990s and 2000s family subdivisions. Oshawa is the most affordable and the most rental-heavy, with Ontario Tech University and Durham College adding student demand.
GO service along the Lakeshore East line is the spine of the region, and walking distance to a station is one of the strongest value factors in all four cities.
Buyers trading up from Toronto should compare total commuting cost, not just price. Buyers looking at Oshawa should distinguish between older south and north-end streets, the student-influenced pockets and the newer northern subdivisions.
