Ottawa market update: why the capital moves more slowly than the GTA
Doorvia Research · September 8, 2026

Federal employment, defence and technology jobs give Ottawa steadier demand and shallower swings than Toronto or Hamilton.
Ottawa's housing demand is anchored by the federal public service, the defence and technology sectors, and two large universities. That employment base is unusually stable, which is why Ottawa tends to rise and fall less sharply than the Greater Toronto Area.
The city's inventory is also structurally different. Ottawa has a large stock of townhomes and post-war detached homes in neighbourhoods like Alta Vista, Nepean and Orleans, and a far smaller share of investor-owned condos than Toronto. Buyers priced out of the core generally move to Barrhaven, Kanata or Riverside South rather than out of the region entirely.
If you are shopping here, watch commuting patterns and hybrid-work policy more than rate headlines. Neighbourhoods within reach of the O-Train lines and the main employment campuses hold value best, and family homes in established school catchments see the deepest buyer pools.
