Parking and lockers: owned, exclusive-use or unavailable
Doorvia Guides · July 19, 2026

How parking is titled affects resale value, financing and whether you can sell it separately later.
In new condominiums, parking and lockers may be sold as separate units on title, granted as exclusive-use common elements, or simply not offered - increasingly common in transit-oriented downtown buildings.
The distinction matters. A titled parking unit can often be sold or leased separately, subject to the corporation's rules, and it appears on your tax and fee statements. Exclusive-use parking is attached to your unit and cannot be split off.
Before you commit, confirm availability in writing, the price, the monthly fee attributable to it, whether electric vehicle charging is installed or roughed in, and whether the corporation's rules allow renting your space to a non-resident.
