Pre-construction in Ajax and Whitby
Doorvia Guides · July 27, 2026

Mostly freehold and townhome supply, with mid-rise projects appearing near GO stations.
Ajax and Whitby continue to add freehold detached homes and townhomes in newer northern phases, along with a growing number of mid-rise condominium and stacked town projects near the GO corridor and downtown Whitby.
The buyer base is largely local families and GTA move-outs, so bedroom count, parking and basement potential drive value more than amenities.
For freehold new construction, get legal review before signing since there is no statutory rescission period. Confirm capped levies, ask about school and park delivery for your phase, and check whether any block is subject to a common element fee.
