How pre-construction deposit schedules work
Doorvia Guides · September 8, 2026

Deposits are paid in stages over months or years, commonly totalling 15 to 20 per cent before occupancy.
Pre-construction purchases are funded with staged deposits rather than one down payment. A common structure is an initial amount on signing, then further instalments at 30, 90, 180 and 365 days, plus a payment on occupancy. Totals frequently land in the 15 to 20 per cent range, and international buyers are often asked for more.
The staged schedule is genuinely useful for buyers who are still saving, but every date is a contractual obligation. Missing one can put you in default.
Before signing, map every deposit date against your actual savings plan, ask whether the developer will adjust the schedule, and confirm in writing how deposits are held and whether interest is credited to you as the Condominium Act requires.
