Pre-construction in downtown Toronto: what to check before you buy
Doorvia Guides · September 10, 2026

Dense high-rise sites, small suite sizes and long build timelines define the downtown pre-construction market.
Downtown Toronto pre-construction is dominated by tall towers on small sites, with suites that are compact by national standards and construction timelines that regularly run four to six years from launch to registration.
Because so many towers compete, the key question is what your suite will look like against the ones completing around you. Compare price per square foot against completed buildings within a few blocks, not against other launches, and check what is approved on neighbouring sites before paying a view premium.
Then handle the contract items that cost real money: capped development charges and levies, assignment rights, the right to lease during interim occupancy, and the outside occupancy date. Ask your lawyer to review everything inside the 10-day rescission period.
