Pre-construction in North York
Doorvia Guides · September 4, 2026

The Yonge corridor from Sheppard to Finch has become one of Toronto's largest new-condo districts.
North York's pre-construction activity concentrates along the Yonge Street subway corridor between Sheppard and Finch, plus emerging nodes near Wilson and Downsview.
The appeal is practical: subway access, established retail, hospitals and schools, and suite sizes that are often slightly more generous than downtown. Family-sized two and three-bedroom plans are more common here.
Look closely at the difference between subway-adjacent towers and projects a ten-minute walk away, since that gap shows up in resale and rental demand. Confirm parking, verify what is proposed on nearby sites, and cap development charges in your agreement.
