Pre-construction in Pickering
Doorvia Guides · July 30, 2026

Downtown Pickering intensification and Seaton's new communities define the local pipeline.
Pickering has two very different new-build stories: intensification around the Pickering GO station and city centre, and the large Seaton community in the north, which is being built out over many years.
City centre projects sell on GO access to downtown Toronto in roughly half an hour. Seaton sells on new-community family living with schools and parks planned alongside housing.
For either, confirm phasing and infrastructure timing in writing, ask when adjacent construction will finish, and cap your closing adjustments. Durham Region has no municipal land transfer tax, which helps your closing budget relative to Toronto.
