Pre-construction or resale: choosing in a slower market
Doorvia · August 23, 2026

Deposit structures, occupancy fees and closing timelines all change the math. A plain comparison for Ontario buyers.
A pre-construction suite lets you lock a price today and pay for it over several years through a staged deposit. That suits buyers who are saving as they go and who do not need to move right away.
Resale gives you a firm closing date, a home you can walk through, and a mortgage that starts immediately. In a slower market resale prices also move first, so there are more negotiable listings.
Compare the total cost, not just the sticker price: development charges, occupancy fees, assignment rules and HST treatment all belong in the pre-construction column. Ask for the full deposit schedule before you sign anything.
