Pre-construction in Waterloo
Doorvia Guides · July 12, 2026

Purpose-built student housing and uptown mid-rise projects are two different investments.
Waterloo's new-build supply includes uptown mid-rise and high-rise condominiums plus a large amount of student-oriented housing near the universities.
The two categories behave very differently. Student-focused suites can produce strong income but face concentrated competition, seasonal leasing cycles, higher turnover and narrower resale demand. Uptown condominiums appeal to a broader buyer pool.
If you are buying for income, confirm the building's rental restrictions, ask how many units are investor owned, and underwrite with actual current rents from similar completed buildings. Also confirm whether any rental licensing applies to your intended use.
