Pre-construction in Windsor and Essex County
Doorvia Guides · June 30, 2026

New investment in the region has increased building activity, mostly houses and low-rise projects.
Windsor and Essex County's new-build market is mainly detached homes, semis and townhomes, with limited mid-rise condominium supply. Recent large-scale industrial investment has raised expectations for employment growth in the region.
Because the market is thinner than in the GTA, comparable evidence is scarcer, so validate pricing against completed homes in the same subdivision rather than against regional averages.
Confirm servicing, drainage and grading responsibilities in the agreement, check whether the property is in the city or a county municipality since taxes and services differ, and cap your closing adjustments.
