Buying for schools without getting it wrong
Doorvia Guides · May 10, 2026

Boundaries change, listing copy is not authoritative, and enrolment caps can override the map.
School catchments influence Ontario home prices substantially, particularly in the GTA and Ottawa. But listing descriptions are marketing, not policy, and boundaries are reviewed and redrawn.
Verify with the school board directly using the property address, and ask two extra questions: is the school currently at capacity or subject to a holding-school arrangement, and is a boundary review underway.
Also consider both public and Catholic boards, French-language programs, and specialised or gifted programs, which often admit by application rather than address. If schooling is your main reason to buy a particular home, get the answer in writing before you waive conditions.
