St. Catharines market update: Niagara's regional centre
Doorvia Research · June 28, 2026

Brock University, healthcare employment and Hamilton-area commuting support demand in Niagara's largest city.
St. Catharines is the largest city in Niagara Region and its main service centre. Brock University, the Niagara Health system and a diversified employment base give it steadier housing demand than the region's tourism-dependent municipalities.
Commuting to Hamilton is realistic, and GO train expansion into Niagara has increased attention on properties near the station and downtown.
Compare the older downtown and north-end streets against newer subdivisions in the west end, and note that student rental pockets near Brock behave differently from family neighbourhoods a short drive away.
