The statement of adjustments: your real closing-day number
Doorvia Guides · June 13, 2026

Prepaid property taxes, utilities and fuel are prorated on closing, which changes the final amount you wire.
The statement of adjustments reconciles the purchase price with everything paid, credited or prorated at closing. Your deposit is credited to you. Anything the seller has prepaid beyond the closing date - property taxes, condo fees, sometimes oil in a tank - is charged back to you.
Adjustments cut both ways. If the seller is behind on property taxes, you receive a credit.
Ask your lawyer for the draft statement a few days before closing and read it. It is the only document that tells you the exact amount of certified funds to deliver, and errors are much easier to correct before closing than after.
