Sudbury market update: mining, healthcare and lake living
Doorvia Research · July 16, 2026

Northern Ontario's largest city runs on mining and supply-chain employment, with hundreds of lakes shaping its neighbourhoods.
Greater Sudbury's economy is built on mining, mining supply and services, healthcare and Laurentian University. That base makes local employment, not GTA spillover, the main driver of housing demand.
Sudbury's geography is unusual: the municipality includes hundreds of lakes and a set of former towns, so waterfront and near-waterfront homes are a normal part of the market rather than a luxury niche.
Buyers from southern Ontario should budget for northern realities - heating costs, well and septic systems outside the serviced core, and shorter construction seasons. In exchange, prices per square foot remain far below southern Ontario levels.
