Tarion new home warranty: the one, two and seven year coverage
Doorvia Guides · August 30, 2026

Ontario new homes carry a statutory warranty covering defects for one year, key systems for two and structure for seven.
New homes and condominiums in Ontario come with a statutory warranty administered by Tarion. In broad terms, the first year covers defects in work and materials and unauthorised substitutions. The two-year coverage includes water penetration, defects in the electrical, plumbing and heating delivery and distribution systems, the building envelope and violations of the Ontario Building Code affecting health and safety. The seven-year coverage addresses major structural defects.
Coverage also includes deposit protection and compensation for certain delayed closings, subject to statutory limits.
The warranty is claim-driven and deadline-driven. Submit your 30-day and year-end forms within the required windows, keep dated photographs and written records, and never rely on a verbal promise from a site supervisor.
