Vaughan market update: the newest downtown in York Region
Doorvia Research · July 31, 2026

Subway access at Vaughan Metropolitan Centre reshaped a suburb built on large detached homes.
Vaughan spent decades as a market defined by large detached homes in Woodbridge, Maple, Thornhill and Kleinburg. The subway extension to Vaughan Metropolitan Centre added something new: a transit-oriented condo district with office towers beside it.
That gives the city two distinct buyer pools. Detached and semi-detached homes attract move-up families, often multi-generational, while the VMC and Thornhill condo stock attracts downsizers, first-time buyers and commuters.
When comparing detached homes, lot width and era of construction matter enormously here - a 1980s Woodbridge home and a 2015 Kleinburg home are different products. Near the VMC, compare maintenance fees and floor plans, not just price.
