Platinum, VIP and public launch: what the sales stages mean
Doorvia Guides · June 25, 2026

Early access can bring better floor plans and incentives, but the advantage is usually selection rather than price.
Most Ontario projects sell in stages. Platinum or friends-and-family access goes to selected brokerages first, then a VIP release, then public launch. Early stages usually offer the widest choice of floor plans and sometimes extra incentives such as capped adjustments, decor credits or extended deposit schedules.
The honest framing is that early access mainly buys selection and terms, not a guaranteed discount - later releases in a slow market are sometimes priced more competitively.
What to evaluate at any stage: the capped closing adjustments, the assignment and leasing-during-occupancy rights, the deposit schedule, and the price per square foot against completed comparable buildings nearby.
